Minimum Bid: The property is being offered in an Online Only Auction, Minimum Bid is $200,000 plus 5% Buyer’s Premium.
Bidding Registration: Online bidder hereby agrees that they must properly register for this online auction by:

Bidding Opens/Closes: The Online Only Auction (ie. Internet Auction), bidding shall be opened October 12, 2019 and will close October 30, 2019 7:00 p.m.
Property Previews: The property will be held open on specified dates and times or by contacting our office 877-612-8494 or accessed by a licensed real estate agent. It is highly recommended that all bidders personally inspect the property prior to placing any bids in the auction. Property inspections are the sole responsibility of the bidders.
No Financing Contingency: By participating in this auction, bidders hereby agree that their bid shall NOT be subject to the bidder’s ability to obtain financing and there are no financing contingencies. The balance is due in cash or new loan at closing within 30 days. No FHA or VA loans allowed.
Buyer’s Premium: A Five Percent (5%) Buyer’s Premium shall be added to the final bid price placed online, which will determine the Total Contract Sales Price. Bidders hereby understand that the Buyer’s Premium shall be added to the winning bid to create the Total Contract Sales Price for which they are obligated to pay for the property.
Purchase Contract: Winning bidder hereby agrees to enter into an Auction Buy/Sell Contract to Purchase the property immediately upon being declared the Successful Bidder by the Auctioneer. Upon the close of the auction the winning bidder will be forwarded via email an Auction Buy/Sell Contract to Purchase the property for electronic signature. Purchase Contract must be signed and returned, along with earnest money deposit, no later than 24 hours from the time said Purchase Contract was sent to the winning bidder.
Earnest Money Deposit: Upon being declared the high bidder an earnest money deposit of Three Percent (3%), of the total Contract Purchase Price (which includes the buyer’s premium), must be wire transferred or hand delivered in the form of certified funds to United Country Real Estate| Prestige Auction. Wire Transfer Instructions will be emailed to the winning bidder and verified through a phone call.
Closing: The remaining balance of Contract Purchase Price is due in cash or new loan at closing on or before December 2, 2019. Out of state buyers will be afforded the opportunity to close via email, mail and wire transfer of certified funds.
Title Insurance: A Special Warranty Deed will be supplied by the seller at the seller’s expense giving marketable title subject to restrictions of record (located in the Property Info Package located on Company website). Title Insurance will be at the Buyer’s expense.
Property Taxes: Will be prorated to the date of closing.
HOA: HOA dues will be prorated to the date of closing. Transfer fees shall be paid by Buyer
